Permits
The City of Greer Permits team ensures that all construction and renovation projects comply with local, state, and federal codes and ordinances. Permits are required before any work begins, and it is the responsibility of the contractor to obtain a permit.
The department processes permit applications, reviews project plans, and conducts inspections to ensure compliance with building codes and zoning regulations. Before issuing a permit, the department may consider factors like floodplain location, road frontage, or the presence of other structures on the lot. Permits are required for projects, including new construction, additions, structural changes, electrical upgrades, plumbing, and HVAC work. Building without a permit can result in daily fines, penalties, or even orders to demolish the work.
The City of Greer requires permits for work, including decks, fences, solar panels, swimming pools, and more. Certain projects, like painting, gutters, and small storage buildings, are exceptions, though zoning approval may still apply.
Commercial Construction
The plan review process for commercial construction is handled through eTRAKiT. Architects will need to upload one full set of stamped drawings as a single document. To complete the submission, zoning, and plan review fees will need to be paid. When applying for a Certificate of Occupancy, be sure to attach the Certificate of Occupancy Application to the permit.
Residential Construction
Permits are required before any work begins, and it is the responsibility of the contractor to obtain a permit.
Permits are required for any new structure, addition, remodel, repair, interior demolition, demolition (removal of a structure), or moving a structure. This includes replacement water heaters, replacement roofs, new heating and air systems, siding, replacement windows, decks, garages, carports, and storage sheds.
What Type of Permit do I need?
Permits are required for construction and renovation projects in the City of Greer. Different types of permits may be required depending on the scope of the project, and whether construction is commercial or residential. Determining the appropriate permit to apply for is an essential step in the process. Please note: if you are a homeowner applying for a permit for your primary residence, contact our department for details.
